Nearly everyone, in real estate today, talks about pricing and rightfully so.  However, not enough time is spent talking about condition and its effect on sales.  Pricing your home like one that sold down the street or that is currently for sale around the corner isn’t enough.  You must also realistically and objectively assess your home’s condition.  And, if necessary, make improvements to enhance the condition of your home or price it accordingly. 

 

Often, the cost to improve the condition of your home is relatively small in comparison to the discounts a buyer will want for the same improvements.  There is little doubt that today’s home buyers are nearly as sensitive to condition as they are to price.  Often, buyers simply do not want to spend the time or energy to update a home. 

 

There are certainly a lot of homes on the market in Toledo & Northwest Ohio, but there are only a select few that are both reasonably priced and have the condition “wow factor”.  It has been my observation that these are the homes that are selling right now.  So, if you can afford to improve the condition of your home, do it.  You may spend a few dollars up front and exert some elbow grease, but the dividend is usually a better price and often a quicker sale.  Yes, homes are selling in our market and condition is playing an important role.
